Our Background and Team

BlueGrass was originally founded as an estate agency business in 2003. Within two years of being established the focus of the business shifted to that of a managing agent.

Since 2005 the business has been primarily focused on being a managing agent and estate manager to a growing number of community schemes in the north western suburbs of Johannesburg.

We have developed integrated systems that provide the scheme executives and owners of the community schemes we manage with reliable, punctual levy statements, management reports and budgetary controls. Our accounting processes are under the watchful eye of our principal shareholders who are practicing chartered accountants.

BlueGrass has developed a database of small, medium and large service providers to assist owners and scheme executives with plumbing, electrical, security and general maintenance repairs. This database covers diverse trades from builders to borehole installers, landscapers to locksmiths, plumbers to painters, security infrastructure specialists to surveyors, forensic architects to fire safety experts, electricians to environmental experts, irrigation experts to insurance experts and more.

We have set about building a team of professional staff in the various key areas of our business. Our team of portfolio managers have many years of collective experience in the industry. As part of their continued professional development our staff regularly attend varied courses and some of them have successfully completed the UCT / Paddocks Sectional Title Scheme Management Course as well as the Paddocks HOA Management Course.

In respect of the community schemes we manage: To manage each community scheme as an individual entity with its own banking account (in the name of the scheme itself); its own set of accounts, which reflect the specific dynamics of the scheme, and its own dedicated portfolio manager. We know that a one size fits all approach does not work!

Meet Our Team

Hi......We have assembled a versatile group of people with vast experience and specialist training. It is our belief that our customers, being the community schemes we manage, as well as the owners in those schemes, should be assured of the depth of our experience in the key roles and tasks that are required to manage a community scheme successfully.

The collective of our finance team has more than 50 years’ experience in functions like bank reconciliations, creditor reconciliations and debtor reconciliations. These essential functions are the basis of the preparation of accurate financial reports to the community schemes we serve. The use of TPN and Propsys products, together with QuickBooks accounting software offer a reliable platform in the engine room of our finance department.

Our principal shareholders (who have their own audit practices in offices adjacent to ours) oversee the management of the business. The various systems of financial control have been designed in accordance with latest best practice.

Our operational staff (portfolio managers and their support staff) have extensive experience in the property industry and have had the formal training that is required to assure members of the community schemes that the scheme (and hence their investment) is in good hands. Besides formal qualifications such as various Paddocks courses, CIMA management accounting certificates and banking industry certificates our portfolio managers contribute the experience of the management of a busy sheriff’s office, the demands of managing a large letting portfolio, the personal touch of private banking, television presentation, human resource management and the hands on experience of being a trustee (in residential community scheme) to the portfolio operational team.
